Mr. Chapdelaine focuses on maximizing returns from real estate holdings during property ownership through sale and exchange. He has provided professional services to property owners, banks, and other lenders in receivership. Mr. Chapdelaine is also a licensed Managing Broker in both Illinois and Wisconsin and has brokered $250M worth of commercial real estate. Prior to joining EMG, Mr. Chapdelaine worked for several prominent real estate brokerage firms and the real estate advisory group of Deloitte Touche.

Thomas M. Bretz


Thomas M. Bretz is the CEO of Century 21 Affiliated’s Chicago office. Along with CFO Adam Freeman, Tom built the successful Chicago branch that has experienced significant growth over the past few years. The Chicago office focuses on properties in the Chicago Metro area, northern Illinois, and southeastern Wisconsin.

After Tom received both a Masters and a Juris Doctorate from University of Wisconsin–Madison, he began working in the real estate industry for Compass Properties where he devised long-term business opportunities through real estate acquisitions and created customized services for real estate owners and tenants.

After thoroughly getting his feet wet in the world of real estate, Tom became the Executive Vice President of The Cloverleaf Group and oversaw the acquisition, syndication, and management of real estate properties in Illinois and Wisconsin. In 2010, Tom began to include the Chicago area on his radar and started building two exciting ventures, Elmdale Partners, LLC. and the Chicago office of Century 21 Affiliated. As a Principal of Elmdale, a real estate acquisition firm focused on acquiring and managing commercial properties on behalf of outside investors and Elmdale Partners, Tom has been able to acquire or invest in over $350 million of commercial real estate assets. With Century 21 Affiliated, Tom has leveraged his experience and market insights to create movement in the industry, solidify strategic partnerships among reputable, longstanding agencies in the city and suburbs, and grow the Century 21 brand significantly in the Metro area..

Tom has a knack for vetting out real estate gems and, through his vast network of brokers, investors, sellers, and managers, making the synergistic connections that create the best possible outcomes for all involved. He is an avid proponent of social media and online tools, but is also the kind of guy who can do business face-to-face over a good cup of coffee.

Tom lives in Glenview, Illinois with his wife and daughter.

Adam Freeman


Adam Freeman is a private equity and investment professional who brings 15 years’ experience in investment banking, private equity, real estate investment, and building businesses to the role of Principal at Elmdale Partners. Throughout his career, Mr. Freeman has completed in excess of $1 billion of total transactions, including over $115 million of real estate acquisitions and investments. With Elmdale Partners, Mr. Freeman is actively involved in all transactions and business operations and is responsible for evaluating and screening investment opportunities, developing financial projections, structuring and arranging acquisition financing, conducting financial and property due diligence, arranging for the disposition of assets, and actively managing the assets controlled by Elmdale.

Mr. Freeman has also held the position of CFO of Century 21 Affiliated Chicago for the past three years. Mr. Freeman is one of the founders of the company and has played a critical role in its formation and its upward momentum. Prior to forming Elmdale and Century 21 Affiliated Chicago, Mr. Freeman was a Principal with The Endeavor Companies where he originated and underwrote over $20 million of acquisitions and loan deals. He also served as Vice President and Principal at New Trier Partners, LLC, from 2005 to 2007, where he was responsible for the acquisitions of over $30 million of industrial real estate assets and the structuring of a private real estate fund committed to the acquisition of commercial real estate properties. He also oversaw property management activities for a 650,000 square foot industrial portfolio with New Trier Partners.

While a merchant banking and private equity professional at Babcock & Brown LP, Mr. Freeman sourced, evaluated and managed real estate and private equity investments and worked on a variety of M&A transactions and private placements of equity and debt. Mr. Freeman began his professional career in the Financial Sponsor Coverage group of investment bank Donaldson, Lufkin & Jenrette working closely with leading private equity sponsors and their portfolio companies on a variety of corporate finance and mergers and acquisitions transactions, including leveraged buyouts and public offerings of debt and equity. Mr. Freeman worked on transactions ranging in size from $5 million to $1 billion.

Mr. Freeman graduated from the University of Michigan’s Stephen M. Ross School of Business in 1998 with a Bachelor of Business Administration degree.

Kathleen Marting

Senior Property Manager

Kathleen Marting has worked in property management in the Chicagoland area for almost 25 years, she received her Real estate License in 1999. Working with such groups as Century 21 Affiliated, Draper and Kramer, Inc., and Sperry Van Ness, Ms. Marting has played a vital role in the inner workings of each organization. From leasing of commercial and residential space, coordinating vendor activity, bookkeeping, reporting, and interfacing with clients, owners and subcontractors. She is proficient in Yardi, Drems, MRI, Rent Manager, Quickbooks and a host of other commonly used software programs. Ms. Marting has gained invaluable experience in every aspect of property management to help realize the goals of investors and owners.
